If they are way behind, give a little extra time so you don't chase them away.

Rent roll, utility bills, insurance cost etc...Know that if you are in a primarily owner occupied area you will likely need to price for less than what similar vacant homes are selling for.Do prequalify your buyers extremely well.Do hire a Real Estate Agent (Bonus points: Hire an agent who does property management)Do market the home on the Bigger Pockets MarketplaceDon't.Attempt to market a tenant occupied home to owner occupied buyers.Don't show the home to every buyer who calls you.Don't expect your tenant to drop everything for a showing.Don't expect your tenant to clean their house for a showing.Don't chase pennies and miss dollars by selling FSBO.

In addition to rehabbing, my wife and I have another priority:  international travel.We use a combination of cards to maximize travel points to redeem for airline tickets, hotel rooms and rental cars.For the business, I use a Chase Ink card.

You'll never find what you're looking for if you don't know the criteria in advance.You are probably chasing bargains to buy equity or cash flow at a discount.

Ambulance chasing attorneys know their way around and can legally navigate around Insurance Policies.

The lender attitudes I am speaking to are that of the bigger lenders - Wells, Chase, BofA, etc.

@ carol conlin - I believe the case needs to be filed where the tenants lives, not where you live...So, if the tenant moves out it state, you have to go file where he is at now.... hardly worth the flight over to chase a utility bill

I see many people here chasing deals in markets with high cap rates, where the high cap rates are necessary to account for the risk of flat or declining population growth.  

Tried Chase next where I bank and same deal.
