Depending on if the insurance company is flexible at all, you could take that to them if they attempt to cancel the policy.Some companies are more flexible than others.

The mortgage co's representative said that they would be in touch at the end of the court proceedings - from that point we have not heard from them other than these fines.I am receiving some help from a local Real Estate investor who has checked with his RE attorney about everything to make sure we aren't on the hook for anything, but based on this info believes that my family and I should be in the clear, due largely in part to the extensive time frame of the probate process AND the failure of the mortgage co to follow up with our intent to turn the property over to them despite our attempts to reach out since that Nov 30 court proceeding.

I love having and buying rental property but I work 50 hours a week and have a family so attempting to buy property and coordinate showings etc is nearly impossible.

They were in bad, bad shape in spots but I spackled the damaged areas (it took multiple attempts in spots due to shrinking of the spackle as it dried) but it was a success. 

You could collect the whole thing if you want to make sure they have it, but if they ended up not moving in you'd still have to try and mitigate your losses and attempt to re-rent it so it's not like you'd get to keep it all anyway.  

What upsets me is a dead body or someone I find that is unconscious and unresponsive due to an overdose in a property. 

The seller is also stuck with the 1-2 months of legal paperwork after the accepted offer to take care of, which can be daunting if attempted on your own. 

Let the tenants know (in writing) the chimney for the fireplace is not good, and they will die of carbon monoxide if they attempt to use it.
