Hi All,If your main goal is to invest in rental properties and retire from the corporate world in the next 5-10 years would you choose a job that pays more, is more stressful, longer hours and more one dimensional or a job that pays 20k less but is less stressful, easier commute and more transferrable to other industries?

The average stay for a tenant in my area is 2 years and 6 months.

He was very knowledgeable, has been in the industry since the 70s, and also has contacts who can help with design plans which you'll likely need for the rehab.

There is also an incredible amount of development in the area which has caused the rental market to soften a bit (average rents in 2017 dipped as Supply exceeded Demand). 

Typically 500-600 a month and average around 30k or less per door.  

Industry activity as well as proposed and current development projects look to keep us in a strong state.  

Currently the industry standard for online leads ends up with a 70% loss. 

- conclusion (my opinion only), a pretty generic deal with a young sponsor and middling to less than average financials (fees and waterfall)I think you could find better deals on Crowdstreet or Realcrowd.   

I just wanted to know if this is a widely held industry standard or something this particular investor brokered through a relationship with a local bank?

If the 700 is from a mortgage industry credit service, congratulations, you should be good to go.
