Bought a duplex that doesn't cash flow and now here I am, approaching my 30th revolution around the sun as the tired landlord I said I'd never be.I realized that just not liking my job wasn't enough of a motivator for me. 

@Wendell De Guzman  in your opinion is it worth it for you to spend $15 to get 1 buyer added to your database without any guarantees that they are just tire kickers? 

How much is your auto insurance worth that entire trip, oil changes, washings, tires brakes etc? 

I'm beyond tired of the misinformation thrown around on here about certain topics, including this right here!!

When the economy slowed down I did not see as many people traveling to Indianapolis, and I was getting tired of the constant turnover between STR guests. 

You may be able to negotiate a better deal with a tired seller.And of course look for off market deals!

I only do this after I have a paid for application since there are way to many tire kickers in my area. 

Wholesalers find them in your area I pull lists from my surrounding counties Probate, divorce, fire damage, Tax liens, Code violations or just vacant home with out of state owners who are tired landlords.
