We are seeing most investors hit South Buff, University district, and West side for doubles.  

First off great to recognize the bad trait before they are in and your dealing with it for the length of the lease.Also I could see both sides of this maybe he did have a bad time with the company and is completely justified in his comments. 

I'm sure there are good agents there, but I do not feel good about the company.The reviews come from the property management side of the business.

University students nearby were hot on the market, and I couldn't turn down the rents I could get.

I'm interested in renting out the other side.  

As everyone has said, more clarity would help, however I am always on the side of own and then sell later or rent it out later.
