Now your neighbor suddenly turns his/her home into a short-term rental because there's no specific zoning law that prohibited it since it wasn't "a thing" before 10-15 years ago, and most zoning laws are a century old or so, and you are expected to live with the aggravation while your former neighbor profits.

Generally this approach is highly discouraged as it has zero advantages for you, the landlord.You need to keep it in a separate account and draw out the rent amount only each time it is due, meaning you can't take the money and go buy a boat or something.I never understand this logic except if state law/local law prohibits

To answer your question...yes, the bank can likely call your loan if they choose because of a due-on-sale clause that is probably in the agreement which prohibits the transfer of title without their consent.
