The cost wasn't my concern.

We are also in an area with a low entry point for home buyers so someone thinking of spending $2000 or more for rent is also in the market to potentially buy a home as well which makes the "higher" end rentals a bit tougher to fill except for folks that are building their Dream home and not done yet or in OKC for the short term for a job or family situation.  

Just curious, what is a typical cost to de-lead a single family home?  

This could work if there is some equity over the mortgage owed to cover their costs, but not so much you lose out. 

I believe the property could reach my original target price if interest rates come down.My question is whether it's better to rent the property and use the 10% HELOC as my "mortgage" or do a 7.5% cash-out refinance.The HELOC has the advantage of no closing costs and potential cash flow if I don't pay down the equity.

It doesn't cost the landlord, all fees are paid by the either the tenant or the prospective tenant.

If anyone currently MTRs in this area, I am curious on how you got started, how you run your operations, and how you furnished your property(own/rent) and what the cost breakdown might be for me to do the same!

They needed a new roof and the guy quoted my friend over 4x what it should cost.
