Self storage on the other hand has the supply risk where a new facility can go in down the street and pull your occupancy down while they lease up for the next year or two.

Easy Storage Solutions is built for smaller facilities, and I've heard of people hacking it to use for SFRs by making a unit to represent an SFR rental.

The key things to remember are these:  Self Storage is very local and the profit of an individual facility is, in my experience, almost always driven by the individual operator(s). 

You'd likely want to time this new payment structure with fair warning - say, January 1st, but since many facilities are month-to-month, I would roll this out in conjunction with any other improvements you might be making - Kiosks or apps for payment or the management software you'll be using to run the facility.
