Not an excuse, but like I said I don't know how it works in California.

Those who say it can't be done are just making excuses (sorry if that offends anyone).I've been investing exclusively in the markets that someone on here said were "too saturated" for nearly 14 years, and have consistently flipped 12-15 houses per year. 

What is one person's legitimate issue could be another person's excuse...and as I read somewhere recently, "excuses are just the logical voice we give to our fears."         

Please excuse my frustration with the permits, your right this only makes me court proof.

Tenants lying use to be a pet peeve of mine, it is human nature for most people to lie when they are in the wrong, so I adopted the policy of never listening to tenants excuses.

So many people use the excuse that they have no time for (fill-in-the-blank). 

Each time I would confront him about it, I received the same excuse “Im working it”, “Don’t worry about it”, “My guys are on it”… Then there was the discovery that I was being charged $300/board to hand drywall!

His bathroom kept leaking through the downstairs "bonus" room and so we were able to temporarily fix the problem and use this as our excuse to get him out.

But, none of those buyers wants that house, you keep making excuses to get in the property trying to show it to anyone you can drage over there.
