I would probably say I wished I was in a position to be so generous but right now what I can do and am doing is working with all out of work tenants and tenants that are off without sick leave.I'm also not sure it's the best idea to make a such big gesture right now as I expect that the bigger problem will be down the road in the (likely) event that the economy doesn't bounce right back after the immediate crisis passes.

This implies you do not take the extra money obtained in the refi and squander it unless you have reserves to handle a Great Recession event (which this virus may be a GR like event).Take the money now, but if you do not have sufficient reserves consider using it to build those reserves.

I have no real estate experience or contacts, and I have little cash and no job (current events).I'm using my time to learn all I can about the business.

I was a financial planner and my thought for securing my retirement was in the stock market, so I was happy that getting my first duplex to offset living expenses for my son made sense but beyond that, I had no other use for investment real estate.  

Now, I'm also a little concerned with how hard Alaska will be hit due to recent events and the layoffs, oil being so low, tourism being hurt this year and I even heard about the fishing industry taking a hit.
