Two weeks ago I purchased a 2 bed / 2 bath mobile home to start my project.

I am looking at a multi-family, (triplex) house built in 1890. with three one bed one bath units.

A local broker is offering an 87-bed halfway house/transitional living facility at a clear 12 cap NNN from a national tenant.

I buy 1990 and later model, vinyl/shingle 3 bed room homes.

Any suggestions or resources would help.Some info on it, it's a 1994, with new flooring throughout.  2 bed 1.5 bath, 900sq ft.  

But around here I see homes for sale for 15-20k all the time (between 10-20 years old, 3 bed 2 ba 16x80 or 70) I've also spoke with many people in the business in the area saying cash talks on these and you can sell for the amounts listed.Just worries me a bit, yes $1500 profit is great, and it's a great % on your return.

After I kept him talking a little bit, asking basic questions about year, size, bed/bath, the AC, roof, ect.

My ideal rental is:   1300sqft to 1500sqft 3 bed a full 2 bath house tucked inside an ok neighhood 10 min to a freeway 30 min to the edge of where there's jobs. 

I think your best bet, depending on price range would be to buy a 4 bed 3bath home and rent out bedrooms.  2-3-4plexes are pretty tough.
