Hey Everyone,I just graduated college with no debt so I want to buy my first property and House Hack with college students, I found a property currently selling for $175,000 dollars, but I think It can be negotiated to a lower purchase price since it is a little outdated and the other houses in that same street have sold for less money, although it is outdated it could be rented for $550 dollars a month + utilities and since it is a 4 bed, 2 baths; renting out the other 3 bedrooms while I live in one of them would help me break even with the house's monthly expenses.

Hi Bob,If you have had a positive experience like it seems that you have, I'd suggest sticking with your current turnkey provider.8 years is a long time and only having 2 tenant turnovers in that time is fantastic.They have stood the test of time and not many turnkey providers do.Also, why fix it if it's not broken?

If you do that, you'll have around $400 profit per month and your numbers won't look good.I also noticed your rent rates appear to be based on projected increases, not current rents.

This property is fully renovated bringing in 20k a year, it's currently under market rent value so the next investor I assign it to can increase the rent, up to market value.

@Redgy Saint-Germain I'm currently in the process of a 203k loan and my mortgage officer said they would apply the left over balance to my mortgage balance as a principle payment, but the monthly payment would stay the same.
