Plus I just spent 4K on the AC and did some other repairs (about 2 k total a couple of months ago)... her one year lease will end in the beginning of May, so couple of weeks ago she told me that I should lower the rent by $300 per month "to persuade her to stay" because she said the rents have softened.

I've been researching REI for a couple of years now and have been trying to figure out what would be best for me and my family.

Between the two I would prefer HW.....but that's just my unbiased opinion.

But, I prefer numbers, research, and analysis to dealing with people.

This would largely depend on your investment goals, risk tolerance and preferred strategy.

I am planning on liquidating a couple of my properties to "start over" and see how I can better achieve my personal goal of attaining $5,000/month in positive cash flow and keep some money in the bank to be liquid.

I do prefer individuals in the Columbus, Ohio but open to considering outside the area.  

Most traveling health care professionals prefer to take the stipend and make their own housing arrangements.

The same properties nurses like should also attract other individuals or couples traveling for other reasons.
