Too many investors chasing right now.  

Ok so after a few months of collecting cash payments i've grown weary of chasing down the tenants of my duplex for their monthly payments.

Chase Bank, but in the week since the election, they raised the rates from 4% on a 30yr to 4.5% on a 30 yr, but they are accepting a better NOI on the property by excluding a number of significant capital improvements (i.e. electrical service upgrades).   2.

When you live in America, you have choices.As rehabbers, we spend a lot of money and time chasing deals.

Go for it early.I started my investing in Sacramento and later ended up with 250 rental home in Northern CAMy advice (50 years of experience):  Choose the type of investing you think you may want.Find the experts in that field (google them, etc).Pick and expert as a mentor.If you do this you will save so much time and effort NOT CHASING every link or real estate.  

Don't chase rules, chase deals.  

We spend the rest of our time chasing our two small children around!
