First, I want to point out the quality of these pics… I’ve done game rooms, movie room with projectors and popcorn machine, coastal properties we added cruising bikes and paddle boards, there’s a never ending list of additions you can add.

That being said, years ago I lived in a 15-unit and the checks were made out to our landlord’s family trust.

We also have absolutely insane tenancy laws designed to protect tenants and make landlords' lives difficult.

I live in Sarasota County (outside of Sarasota City), FL and trying to understand the rules, regulations and loopholes with STR properties.

That said, I have an 18-unit that would be a great addition but I'd like to bridge it until the larger refinance and then include it as part of said refinance.  

Having worked in and around real estate including loan side for both residential and smaller specialized commercial (medical), renovation and new construction/new build with a broker & brokerage founder (who has since retired) I know from him that in addition to reputable property managers, contractors and architects we had accountants including a forensic accountant on the loan side and a handful of real estate attorneys with one on retainer.

We live on RI so a bit too far away to manage it myself. 

Logic tells me he wants me to come up with the additional $90k, but not 100% sure.

Or will the appraisal just not consider that additional bathroom and bedrooms and based his appraisal with the tax records.
