I bought through the 2008-11 real estate collapse and recession, and it was anxiety-producing, but the B & C class properties I invested in were surprisingly resilient. 

We split profit up to the first 500k we make  LOL.. there you go already planting the seed if you work with us pay us your going to knock down 250k large.. that's what anyone reading that will focus on the 500k..  

This type of issue with a property will affect your exit, when you do decide to sell.Its kind of like buying the house next door to the sewage treatment plant, you can get it for a song. 

@Michael Plante great stuff, how many houses is that in your market ? 

Including the debt service, management costs, sewer plant/well tests, trash, electric, and taxes, I am about breaking even.

We have a Boeing plant here, in fact 5 minutes from my house, so the market is usually pretty strong.

If someone were to try to circumnavigate you it would show up on the title plant effectivley clouding title.

They harvest, and separate the good from the bad.Then come the investors/rehabbers, the "processing plant" where the "wheat" is turned into "bread" (ugly houses are rehabbed).Then the processing plant ships the bread to the grocery store (rehabbers seller's agent) who them markets the bread to the consumer.Sure you could farm yourself, process yourself, and market yourself.

In the 1990s, the Mercury News also ran a story about San Jose's Urban Forest initiative that required homeowners to plant a tree between the sidewalk and curb if feasible to do so (either then of when they sold the house).
