Holding out for hope on something like this usually only makes the situation worse. 

Hopefully you have a contract and can follow the terms of the contract. get an attorney, give them notice they are behind schedule and place them in default. you need to terminate them the proper way to make sure they do not come back after you for additional costs.

I know there's no crystal ball or magic bean but I've been reading all the great advice that gets posted here and as a newbie I am hoping I might be able to get some guidance.

Your plan is to be worth nothing so if you get sued you only lose the property.

The problem is taking them collectively results in new problems for our lot...the three solutions work when you look at just one of our shared lines, but when you look at all three the math falls apart...my surveyor will have to take their collective work, his new field investigation and then apply his own good theories, and hopefully our property is the missing piece in the puzzle for how to resolve this.I share that because those three surveyors are all names I or my boss know, and do good work.

With that said, we will still file the 1031 declaration form and 8288-B form with our CPA in hopes that the certificate gets back in time before closing. 

It's not logical to lose money and now would be a perfect time to get engaged in your business.

I know it’s about the long game but I hate to sign up to lose money on my first property.
