This is with 2 weeks of set backs (fired a crew, started 5 days after buying and the holidays in between) for the rehab and a week delay in closing.

I'm sure your question will get some replies from some forum CPA's once the holidays are done, but why not just refi one house a year, so you can pull your cash out without paying capital gains?

Closing on a property this week in Holiday FL. and trying to put together some bids for replacement of the major mechanicals and general electric.

I have taken advantage of lots of holiday sales and ordered most of the materials for at least 50% off.The icing on the cake is that we leave for Ireland the day after closing!

I told my wife that the materials to install the oven would be "about a hundred bucks".and more, but those jump out at meI didn't mean to write so much... but it's a holiday tomorrow so I can stay up late!
