If you don’t want to be as active in your property’s management (i.e. you’re not cut out for “by owner” management), then hire a good property manager to handle the nitty-gritty details like prepping the home for the next tenant.

They can handle online payments and service orders as you want. 

This is best handled by attorneys.

We have also purchased the house without a realtor and selling with a flat fee broker so I handle most the transaction calls/paperwork.

@Anthony Finger I just posted this same information for another investor. and I thought it fit your current situation as well.I've recently stopped traveling out of state for work, and I am restarting my construction business to handle my own investments.

BTW, it seems that it's no longer happening.In case where tenants have their own, they prefer it as they consider it cleaner and not contaminated.As to the issue of damages to the property, I owned a number of triplexes, and have to handle moves.

Make sure someone on your team is experienced or comfortable handling that.If you are interested in taking down larger deals, 80 units or more, I would suggest to stop trying to do it all.
