The key things to remember are these: Self Storage is very local and the profit of an individual facility is, in my experience, almost always driven by the individual operator(s).

You'd likely want to time this new payment structure with fair warning - say, January 1st, but since many facilities are month-to-month, I would roll this out in conjunction with any other improvements you might be making - Kiosks or apps for payment or the management software you'll be using to run the facility.
