The sales agreement we signed a couple of months ago did include a map of easements, but it did not show anything in the back yard.

Our neighbors told us that there are at least 3 adults ( one young couple, one old man) and 2 very young kids living in our property.

We actually have a couple projects we are working on in SC right now for some retail medical operators.   

I’d prefer a single family to avoid the HOA/Condo fees, but most of that area seems to consist of townhomes.

For a cash out most DSCR programs are going to require that the property has not been on the market for the last 6 months, but there are a couple who will allow after the property has been pulled from the market but will likely have a pre-payment penalty. 

So what you are doing is running a boarding house, or a dorm if you prefer.

We prefer hands-free as much as possible (most utilities and services for us are tenant-responibility).  

I talked to an attorney a couple of days ago who has experience with real estate and he said that in our area in Utah knowing the tenant's name and address is sufficient to file a judgement. 

Is this crazy or a good idea considering it's been on the market for a year with only a couple nibbles?
