You will receive less Cash Flow on paper then in a C class neighborhood, however, your portfolio will have fewer issues in the long run (vacancies, theft, etc) This will align well with your goals of being a passive Real Estate Investor.

When I am hiring a GC and sub contractors I would like to have a contract written up in order to keep all interests aligned and mitigate as many potential problems as possible.

I would imagine that private investors would be more interested in the profitability of the individual investment where a banks interest is more aligned with the ability to repay the debt as agreed (often based on income streams not related to the investment).

Align yourself with a contractor who may not be the cheapest but is honest and wants a continuing relationship....there's gold in that mold.....and there's better returns with having the right people on your team!

It will stay with you, because that choice doesn't align with who you are.
