@Jason Adam The HELOC is a line a credit tied to the equity of a home.

There was an error by my insurance agent on the cost of insurance the day before closing it was discovered the property was in a severe flood zone even though the lake is controlled by a dam and my insurance quadrupled unexpectedly.

Thanks for your reply, I definitely understand that, Only Reason I am so adamant about this property is, A) Easy hands on learning experience in my own back yard.
