Something to consider, do you really want to make a tenant mad over $35 / year if it is not clear in the lease and was not explained before signing.In commercial leases, back flow testing usually falls into a tenant specific responsibility or is treated as a CAM.

I don't want to be to nosy about it, but even if you spent $200 for the list, $200 for one lead that was viable (even if you didn't get it) isn't terrible.Another thought: if the only thing wrong with a property is that the garage was on fire (connected to the house or not) you can't offer them 47% of ARV and them be mad when they take a better offer.

Much like anything in real estate the numbers depend on how you purchase it (i.e. with using it for yourself as primary driver, or making money as a primary driver).If you’re looking to supplement the cost of ownership, but are buying for yourself maybe in all reality covering the mortgage is good enough for you.

But on my commutes to and from work, on my breaks and lunches, and on my weekends when the kids aren't up I'm studying like a mad man, shoot, even when the kids are up I'm usually sitting in front of the computer with them on my lap as I explain to them the various ways to buy and finance real estate (getting them started.I've read 10+ books this year so far.
