Makaha, as already mentioned, is as far away from Honolulu as one gets on Oahu and the rental market is not very strong out there due to poor city planning means few jobs for young professionals and the inadequate roadway limits its appeal to commuters who want to work in the rapidly expanding town/city of Kapolei.

My other option is to purchase a more expensive ($420-470K) "A" class home in a nicer, rapidly growing neighborhood with a much higher mortgage payment & approx $300-400/mth more in rental income than the first option but my net savings on my housing expenses would only be about $300/month.

If you are worried about weight and want the insurance deduct, go with a metal roof. 1/3 the weight.
