Some HOA managers also manage individual units for owners, finding & managing tenants.Some are great at the two totally different functions, but many won't be great at managing rentals.

None of them will tell you the whole story.Inspectors are only allowed to tell you about code, life safety, systems function, etc.They can't tell you much else.

This is a C-class property, and it was safe and functional but not an updated modern unit at all.  

Also, if you only did one or two functions, you'd have to go to another team or else a broker would have to take a chance on you that you could produce as an independent agent.I'm making some assumptions here from what your post.
