I don't know what area exactly that you're in but likely 5.25% to 6.25% for something brand new near downtown. 

There is no 30 day close with a 21 day inspection period haha  How many investors you know who buy from MLS , fix & flip or fix and rent?

I know those that have done it , and 2 out of 5 have had problems when tenants didnt pay during covid .

Just wanted  to let you know simply being a veteran may not be the best thing to deny a tenant. 

The IRS doesn’t need to know that!

Each of those things individually can be done at one lender or another, but knowing if it can be done at a single lender is the difference between someone who knows what they are doing vs someone just quoting interest rates.

and the do you know if write-in? 

What you don't want is to be negative even if its $100 unless you have a plan where you know that the appreciation will help offset that negative rent or you know you can squeeze out more juice in the near future by adding more value to the property later.
