Try to get an idea if the current owner screened tenants properly. 

Rent prices are okay, but don't count on much appreciation as far as the house goes as prices have been pretty flat.

I recently had good results with pre-screen and then sending a video tour. 

The lot is about 7ksqft, flat, with easy access to the back portion – we can add another unit, or 2 if we can purchase a portion of a nearby lot or the alley.

Do you charge a higher flat rate property management fee and include some of your maintenance hours or do you bill each property owner only for the hours worked on their property each month?  

Where I live that's considered flat ground :P .

For example, annually just to hang my license somewhere will be around $1000 and then per transaction is a flat $1000.  

It is a flat lot and not in an ideal location for our job commutes.

Remember to clearly communicate your screening criteria to prospective tenants and apply the same screening process to each applicant.
