Hello BP community I have been trying to save some money up from working 2 jobs the last couple years and I finally feel like I am in a secure enough spot to try to get into either wholesaling or flipping.

As for this thread, I do have a bunch of furnishings on hand from a STR I attempted a couple years ago, so I may go ahead and try one unit furnished and see how it goes.

Most people looking to rent 3 or more bedrooms prefer a yard which means your pool of potential renters will be smaller.For SFRs stick with 3 or more bedrooms.  

Prefer buying in St Louis, Jefferson, or St Charles in desired average grade residential neighborhoods Any help is greatly appreciated! 

Financing based on lender's equity in the property is much preferred. 

A couple years ago the rate was at least double digits.

I have since negotiated the down payment down to 15% at the same low interest rate so barring any major storm damage in the next couple of years I should have a good equity position once the light rehab is complete and won’t have an issue refinancing out.

Then you will be well positioned to maximize the rates during your busy season.Alternatively if you list during busy season, you can get more bookings when traffic is up, but you will have to drop rates to compete with properties with ample reviews.No good answer, really as it is painful either way, but it is a preference on how you want to do it.
