There are more investment opportunities out there than you have money or time.That is what my father always repeated to me when I was trying to manufacture an investment opportunity.I did not take the time to thoroughly read all the replies, but most Deeds of Trusts contain a "Due on Sale" clause since the 1980s.

I'm still in research-mode.My strategy as of this moment is to stick to mobile/manufactured homes.

If working with High end rentals, consider manufactured flooring.

Great for the light manufacturer or service provider.

Manufactured homes do not appreciate in value, so you aren’t really building a ton of equity via appreciation by hanging on to them.

@Steven Bates FYI- Metal building lead times for most reputable manufacturers is 20+ weeks right now, so as soon as you know the exact size you can get on the lot, you need to get the building ordered.
