Lenders will usually stress test the property because debt is short term.There are tons of layers to underwriting a deal like that.

You've got GP/LP shares, splits, waterfalls, prefs, and then multiple stress tests to be done.

Not getting certifcates of insurance from contractors (delays, stress, had to hire more workers to complete jobs.)Pushing on discounts where I could (inspections / laywer fees etc)  Never hurts to ask!

Stress how property management can make it easy and a passive income that she won't have to think about other than how to spend the extra money that you will make. 

Always refer back to the lease and stress what the protocol is.
