My comments are meant to only educate and provide some useful info that will help all understand the process and guide them in the proper direction.  

You just need to verify if you are out of surrender or not and then determine if staying in the annuity is what you think is best for you based on your risk tolerance, investment objective, and time horizon.  

They get buried with files and if you're not staying on top of things it can cause delays.

Being stubborn, and staying "consistent" is not going to bring you success if your methods consistently don't work!

You can see the effect on your equity position is of simply making the monthly mortgage payment using the rent payments.As others have said, there is no benefit to accelerating the pay down by adding extra payments no matter where they come from.Most RE investors will execute a cash out refinance at regular intervals to ensure that the equity stays in an acceptable range rather than growing too large.
