So I understand correctly you want to take a piece of land and develop it with mhp infrastructure (water, power, sewer and roads) then build tiny homes to sell to tenants who will then pay you lot space rent for the home. 

I completely understand that this industry is not a get rich quick type of career.

Opex ratio: Is 35% of revenue a solid assumption for operational expenses - insurance, maintenance, etc? 

If you really love this house and have a solid exit strategy for it, be aggressive with your offer as long as the numbers work!

I do understand that most people do not think that way, But as I said, I have had people make remarks like that to me Like any trade, to do it properly and thiroughly, you have to have the right tools and cleaning products, and you have to have knowleedge, so not to ruin the materials used for tubs, etc.

It is solid IMO

It's a risk you should understand and proceed carefully with.

If you have a solid plan in place, go for it!
