Not your same situation, but we have found out that you need to be even more careful on investment property closings than you are on personal residences as there seem to be more protections in place now for owner occupants but not for investment property.

But I think that, Clearly, the best position a Private Lender can be in is a low LTV, 1st lien, they are very well protected, and this type of deal does not require you to borrow more than 15-30% of the ARV in most cases.

there is a glycol solution the HVAC can put in the boiler system , it will greatly reduce the freezing point of the water , protecting the pipes and radiators below freezing .MOST reasonable people realize that water freezes when its cold , the frozen pipes were caused by the tenants not having fuel to run the furnace , Damage caused by tenant neglect or abuse should be paid by them
