You can tell them that and how to prevent it from growing-basically leave the door ajar when not in use. 

I have a similar situation at work where I'm salary, and as long as I'm getting my stuff done, helping scale the company, and the facility isn't burning down because preventative maintenance is being executed, I have the freedom to come and go as I please...leave early, show up late, take a longer lunch if needed.

This prevents you from paying for crazy bills when tenants plug in six space heaters every day, leave lights on, etc.

-Is there anything in a partner's past that may prevent them from guaranteeing or sponsoring an investment deal (bankruptcy comes to mind).  

@Melissa Veazie I am also looking investment property in that area, found few good ones but due to oos, its little tough to find right property management company to trust their screening process. just to prevent situation like tanent stops paying rent and give excuses only, have you had any situation like this and how your know property management dealt with them ?

There is too much going on and the holidays create unnecessary down time.
