@Anthony CarusoI do not have any market insights or data to back up increasing demand in the Hobomobos or similar prefabricated modular shipping container homes, but I believe there should be a growing niche market and right now there isn't enough awareness.

Those data points would be the size of the property (each unit breakdown, what current rents are, what you are putting down, is there any other income on the property, how much maintenance/repairs need to be done, etc.)

During the downturn, many areas and properties had gone down in value, but there were areas, in general, which actually appreciated also.

It takes me gobs of time each year to do all my data entry, I'd love to hire a fantastic person to leverage my time, never bothered costing it out...figured that if I had to ask I couldn't afford it.

@Mark VesuA couple of things missing1) If you sell the property, you lose about 10% in value right away6% in realtor commissions and 4% in other costs(Title work, stamps, etc)2) Rental income is likely sheltered by depreciation(no taxes) while the dividend income will be taxed.3) You are less likely to cash-flow when the per-property unit cost is above $150,000.In your case, the cost per unit is $275,000($550,000 / 2).4) You may want to consider doing a 1031 exchange and get into better appreciation / better cash-flowing properties.Best of luck
