The only feature in "settings" is to either completely turn all the notifications off or on, which is frustrating because there actually are threads I am vested in and would like to receive notifications on.

Also, I don't see appreciation being a meaningful feature of any regions/sub-markets (except maybe the very hottest ones) anytime soon so I'd think you'd really need to make it work with your income.If you can find a way to offset a future tax increase with savings elsewhere in your expenses (buying/financing a deal at a great basis, self-managing at scale, etc), the tax issue might not be as impactful to you as I am predicting it will be to the market overall.Anyway, best of luck on your journey!

I used QuickBooks, the desktop version since 2002, and updated it every few years as they add features.

Exactly, backyard landscape features will not really effect what you can ask for rent.

Many syndicators not only have their own, but also feature others on their shows. 

You need to understand the trends in Fl and the specific market you're looking at there, colors, finishes, features etc.

Even in our hot market down here people are passing on properties that have those old features, its a huge hurdle for alot of buyers to overcome.
