I was going to purchase upholstered headboards/bedframes because that's my personal preference for decor, am I missing some critical reason people don't do this?

@Ryan Dyess anytime you will be filling vacant spaces or selling POHs, it is critical to make sure there is sufficient demand in the market where the park is located.

The critical measurable I look for in a value add is the delta between current and market rents.

@Bryan Ester  I don't mean this as criticism, only to be helpful, but if you have that much money to invest it sounds like your level of education in REI may not match the amount of money you have to invest, if that makes sense.
