Putting the tenants personal safety concerns aside, those French doors are just too easy to break into and unlock the door, especially if you've got one on the side door, where it may be less visible from the street.I'd never have a tenant in an urban neighborhood with a french style doors for entry.

Hate to throw leads away however at the same time I want to be patient and make sure not to just jump at deals to be doing deals.Most of the ones I am considering are single family or duplexes, all ARV'd out at around 100k, rents in the 850-900 range or for the duplexes 1200 total.Just pushing for that first deal to get me over the proverbial starting out phase.

The other point of something happening and being able to just rent it out with the conventional loan vs. the short term consequences of a HML is another huge perk/safety net.

The right contractor makes all the difference.If the property needs corrected health and safety items such as replaced gutters or repaired dry wrought it’s because a trained construction expert or appraiser knows it’s necessary to protect the buyer’s and lender’s interest.It’s no more difficult for the borrower to qualify for a 203k loan either, it’s an FHA loan.Any Realtor who says you can’t use a 203k to buy a short sale is wrong.Like most Realtors, they don’t understand the loan so they stay away from it and tell their clients the same.This is a shame since there are 203k classes out there for Realtors to learn how it works, I teach one.
