Our conclusion is also not surprising; if you want a high yielding performing note then negotiate a deal with the delinquent borrower before you purchase the note (if you can’t then don’t purchase the note!)

The neighborhood is 300K+ and the property was built in 1987 and is listed for 265k but after talking with the seller i can negotiate down from here because it does need some repairs. 

I don't know of any websites where sellers will advertise this, you'll need to find them and then negotiate with them.
