If you redirect them back to the website, it may annoy some of the prospects as you pointed out.I too hate some of the calls, but they're a great way for me to screen some folks who I could tell right away won't cut it.Sorry I don't have good tips for you to improve your situation, but just my thoughts.

25% down is pretty clear cut, but if you're looking to put down something like 3-5% without owner/occupying then it gets more interesting.

Market for your buyer once you find one you could either rewrite the contract between the seller and the buyer cutting you out and having them also sign the assignment of contract and forward the papers yourselve to the title company or you could advised the buyer of the title company and they will have him sign everything.

But the Hey I never lived there though I owned the home that does not cut it if your ever taken to task on the subject.But again at the end of the day with all this flipping that goes on in the mid west and Southest and northeast who the heck is going to figure it out there is not enough man power..
