Ive been in a situation where the appraisal was already submitted into official record and even if you change banks and get a new appraisal the older appraisal will be considered so timing is critical here.What can you do now?

I did end up passing on this project as it ended up having some other issues with the contract and I clearly made some issues with the numbers, but I have seen other houses in the area that need to be fully taken apart and would hope to work on getting those under contract soon, now that i am starting to understand how this process works--so thank you very much for that information--it is very critical to understanding the local market.

I'm not saying your model is wrong, but it is critical to see the property and assess before even creating the model.
