Find an all in one or one stop shop service whose mission aligns with your goals and who can provide you with services to assist you versus just products to sell you and who ultimately empowers you by coming along side of you as you begin this great journey of real estate investing.

Yes, align yourself with a local professional.

When that gets out of alignment, a correction is coming.  

This aligns the interest of the landlord (you) with the PM company.

If the data sent by the seller/broker seems reasonably aligned with your estimates, you can investigate further.

Your thoughts align with the observation that millennials want to master something and move on to the next chalkenge.

Just do more of it, align yourself with great people and you'll learn far more than just reading about real estate.

If the program or course will accelerate your learning and get you closer to the goals you seek, do your careful due diligence to ensure there is alignment and get started.Pretty obvious here and I fell into this trap so want to share.I know when I first started and after I spent money I had, for some reason, a level of expectation that the mentor/coach/guru will do the work for me.
