Hi Michael, This is assuming that you are staying in your primary home and house hacking.

I highly recommend you purchase "Every Landlord's Legal Guide - California Edition" by NOLO.

Land is not worth much without anything on it; I would stay away from tiny homes, and RV Parks. 

Just keep improving and building that moat of resilience ….And as always…Stay skeptical.

Very little stays the same, particularly destination communities.

I don't think their is any bad intent here but people should really stay away from the "G Word" when it comes to real estate returns
