going through the courses and spending the money is brain damage, but if you can afford the time and the association dues (everything about NAR and being a realtor all comes down to paying dues) and you're serious about doing this for yourself and you're smart about it, having access to more information than the general public will give you a competitive edge.However, very few things will ever beat good'ol fashion hustle.

I Portland you would not have those choice's... there are no banks that are going to lend long term and portfolio.. typical would be 20 due in 5  6 to 6.5%  with one point.

that would get you a 11.7% ROI  Not great for that area but still good enough for the right investor. if you were willing to take a little more suspect of a renter you could get closer to the 600 range and all the #s get better but then you have the headache of having a tenant that has no other choices but to pay more because they dont have a job and or any credit to speak of
