Obviously you would replace or repair what isnt working but what about outdated things that are still functional?

A properly run business can not function in this manner but, aside from the concept of real estate  investing being a business, most prefer not to see it that way. 

So, a wardrobe/cabinet suits its multi-functional potential better because it can be moved and better used to store other items like office supplies.

Otherwise, the program doesn't change all that much and the functionality is just fine.

My good buddy @Russell Brazil has always said CAP rate is also a function of the risk you are willing to take which I would generally agree.

One thing to note is that CapEx prices are, generally, about the same for each house, regardless of how much rent is coming in (since CapEx is taken as a function of rental income).
