As someone has said I would be requesting that the seller provide a credit/background check on this tenant and if this tenant is not a good tenant, I would redo my numbers accounting for additional vacancy because his situation does sound volatile and you may have to part ways with him sooner than later and after accounting for vacancy it may warrant for an additional price reduction.
