I purchased in the North End years ago (like you, long distance from Vancouver) and had all kinds of problems with tenants and the PM (long story involving Mexico, cocaine, and a bunch of my money disappearing plus, as a bonus, a standoff with police that was bad enough that it made the national news at the time).

If the wife didn't have the authority to enter into the lease, that is fraud and given the level of a security deposit, probably a felony in Texas.I'd let the listing agent know that my clients were extremely unhappy and they plan to file a police report for fraud against the landlord and sue them in small claims court.
