I am interested in similar projects in NJ in areas with high condo demand / discrepancy between multifamily and condo pricing. 

*(you can do this before you even have a project) Go on local forums for the community you are working in and ask.

Currently I’m a project engineer for a heavy civil general contractor on the Big Island.I’ve been interested in real estate investing for a few years now but have yet to purchase my first investment property. 

I'd steer toward some of the bigger projects here in Austin like apartment syndications and/or new development deals that are coming online.

It is a property in west Chandler that I recently toured since my family is shopping for a primary residence, but it seemed like it might be interesting rehab project that I thought could work as a BRRRR.

We bought it at a good price for the market we were in ($130k and we project selling for $250 on the conservative side) mainly because we knew that we were new to this game and would most likely make all the rookie mistakes.

How'd the return numbers turn out compared to your projections?

It can be done, there have been some development projects done in that area.
