@Peter K. thanks, either way, code enforcement requires us to get outside ventilation..... but good pointer to check if its gas and dangerous.... that should light more of a fire on penny pinching landlords.....any tips on how to, or what to look out for when making your own ventilation?

- Change vanities, mirrors,- Change light fixtures- Change seats- Change Shower systemIf needed - change- Treat tub - how to do this??

I got a call from a good tenant . he describes how when they start the dryer all the lights dim in the house , then they will flicker for a while .  

Heat/Utilities $- ( no common light bulbs ANYWHERE?)

They will still be coming to you for everything that needs to be done (probably even changing a light bulb since you are right next door).I think house hacking is a great way to get into investing, but you are going to have the headaches of living next to your tenants. 

Installed cabinets and had wires run for under cabinet lighting... having a lot of trouble finding under cabinet lighting that doesn't require an outlet to plug into.

I get that it's stressful and unjust, you're not the first person to go through it and there is light at the end of the tunnel.
